The house is split up into three flats. We share the broadband but we want to have isolated networks in each flat. Thus vlans are required and some bandwidth allocation.
The Fritzbox cannot do this, and given this is a 5 story narrow town house with 13 foot ceilings, and solid walls, we need to run cables ( and have run cat6a ) because wifi did not work.
Get filogic router as main one, 4 lan ports are reachable, you can make more with ,anaged switch and more vlans. Each neighbour is a new guest lan

Fwiw you can find cheap mini PCs with multiple 2.5G ports relatively cheaply. E.g., I have this Mini PC 6*i226-V 2.5G LAN intel Alder Lake- N100 that I scored for around $200 after adding RAM and NVMe, and there's lots of similar options all over AliExpress and Amazon. Btw beware the above only has USB 2.0 -- there's others with USB 3.x but they tend to only have 4 Ethernet ports vs 6.
I also like the GL.iNet GL-MT6000 mentioned elsewhere in this thread and Dynalink DL-WRX36. GL-MT6000 is probably the easiest as it's OpenWrt out of the box; DL-WRX36 is the cheapest.

The GL.iNet have a little travel router with a 2.5Gbit WAN + 1Gbps LAN port on it, which looks good, but comes pre-installed with an old version of openwrt 21, and possibly bastardised. Not much help if it cannot be upgraded to v 23.
I could use the 1gbit port for my streaming device, and the wifi for everything else.

GUI probably isn't an issue, since you can access the underlying Luci UI too.
